Creating Space for Connection: Designing a Modern Serviced Office

Our recent collaboration with Islington Partners marked our first venture into designing a serviced office space — and we couldn’t be happier with the result!

(BRIEF)

Spanning 10,000 sq ft across three floors, this Cat A+B fit-out took a derelict space and transformed it into a dynamic, inviting environment, perfectly tailored for modern co-working.

The brief was to create a space that was adaptable, aesthetically cool, and universally appealing to a wide range of clientele. We approached this challenge with a design that marries functionality, style, and sustainability.

With a total of 20 private offices, 3 boardrooms, and 3 breakout spaces, the objective was to ensure the space felt both professional and welcoming. We leaned into a neutral color palette but brought it to life with bold, warm accents like terracotta, creating an atmosphere that felt vibrant yet grounded.

(KEY FEATURES)

Sustainability was a key consideration throughout the project.

We sourced countertops from Polygood, made from recycled plastic, and incorporated energy-saving light fittings to minimize environmental impact. The LVT (Luxury Vinyl Tyle) Terrazzo Flooring, offered a contemporary yet durable finish, contributing to the fresh, light-filled aesthetic.

The design needed to encourage networking and collaboration, so we created relaxed breakout areas on each floor designed to facilitate connection.

To balance this, we also introduced open booths adjacent to the communal spaces — offering a retreat for focused work without disconnecting from the energy of the space.

Another driving factor for the client was budget efficiency. They were looking for a design partner who could balance cost-effectiveness with creative, high-impact design. We achieved this by carefully selecting cost-effective materials, using clever space planning, and maximizing natural light to enhance the overall feel of the space.

Lighting played a critical role in setting the tone 

We opted for Muuto’s Strand pendants for ambient, sculptural lighting, and Delta Light’s Super Loop in the reception to make a statement while maintaining a clean, minimal look. The use of natural wood, ceramic tiles, and pops of warm color throughout ensured that each space felt cohesive yet distinctive.

The result? A beautifully adaptable workspace that captures a modern, cool aesthetic while remaining welcoming and practical. From the tactile warmth of the materials to the flexible design approach, the space is now a thriving hub designed to inspire productivity and community.
